To understand how our business
was founded and how it is different from all other real estate
sales companies, we will take you back to the very basic question
we asked. In answering this question we developed the core
competency that is the distinguishing value-add our clients
receive. For us, the question released our energy, "Who
is responsible for a residential real estate sales transaction?"
We have heard myriad answers to this question. All differ
from what we know to be the one correct answer. The answer
is simple, "Nobody." Nobody, that is, unless
the transaction is being led by a McMillion & Associates
Agent using leadership sales. Only then is a single
point of responsibility established for the life of the transaction.
The idea of a residential
real estate sales transaction may emerge as a network of parties
engaged knowingly and unknowingly, over a specified period(s)
of time, with fiduciary, adversarial, or no vested interest,
providing their services, contributing their strengths (weaknesses),
accepting defined, limited or no responsibility, being ultimately
led by nobody participate together or not, to exchange real
estate ownership between a seller and a buyer for a valuable
consideration. At first, this thought this may seem ludicrous
but consider initially what parties may be involved in a typical
residential real estate sales transaction:
Seller, Seller's agent, Seller's
Agent’s Broker's management and staff, Buyer, Buyer's
Agent, Buyer's Agent’s Broker's management and staff,
Department of Real Estate, Department of Corporations, State
Insurance Commissioner, Escrow Company, Seller and Buyer's
Title Company, Home Owner's Insurance Company, Home Inspection
Company, Home Warranty Company, Home Repair Contractor(s),
etc. ad infinitum.
